STATE PLACE INVENTORY DOWN TO 2 UNITS

Only two residences, including one penthouse with remarkable views, are still available for purchase at State Place, the outstandingly successful residential/retail mixed-use complex on the South Loop site once occupied by Chicago Police Department headquarters.

The diminishing inventory of condominium units available in the complex at 11th & State Streets at the crossroads of the blooming South Loop neighborhood includes the 1,874-square-foot penthouse priced at $750,000 and one two-bedroom + den plan. It includes 1,412 square feet of living area and is priced at $439,000.

Among many opulent features of the penthouse is a 433-square-foot terrace off the kitchen /dining area.

Other luxury features include 10-foot ceilings in all living areas, finished wood flooring in kitchen, entry, living and dining areas, plush wall-to-wall padded carpeting in a choice of colors in all bedrooms, track lighting, solid core entry doors and convenient in-unit washer/dryer.
Also provided are an individually controlled heating and cooling system, energy-saving insulated windows and Kitchen-Aid Architect Series appliances.

Rounding off the list of features are high-end cabinetry with glass fronts, 1-1/2-inch granite countertops with full granite backsplash, pre-wiring for high-speed telephone, cable TV, data lines and Internet access and exquisite views of Lake Michigan, the Museum Campus and Chicago cityscapes.

The deluxe two-bedroom + den unit features a kitchen with granite countertops and backsplashes, furniture-quality 42-inch maple cabinets, double-bowl stainless steel sinks and faucets with pullout hose spray, under-cabinet lighting over the sink and a full complement of stainless steel Whirlpool appliances, including a refrigerator with ice-maker, self-cleaning gas range, microwave/hood combination, dishwasher and disposal. Bathrooms include maple cabinets, cultured marble vanity tops with integral sinks, including dual-bowl sinks in the master bath, soaking tubs, separate shower enclosures (per plan), ceramic tile floors and tub/shower surrounds and full-length lighted mirrors and medicine cabinets. All available units include a washer/dryer.

Developer State Street Associates is a joint venture of four distinguished and respected real estate organizations: The Canyon Johnson Urban Fund, Mesirow Stein Real Estate Inc., NNP Residential and Northern Realty Group, Ltd.

The community of 243 condominium homes includes 159 residences in the 24-story Tower building and another 84 in a trio of four-story Terrace buildings.

The brick, stone and steel residential structures created by project architect Loewenberg + Associates and project designer DLK Architecture rise from the fourth level and are linked by lush, park-like terraces. The series of private gardens four stories above street level define each of the buildings while uniting them as a neighborhood.

The largest of the garden terraces adjoining the tower feature an outdoor swimming pool and sun deck available for all residents. Other amenities include 24-hour door staff, a community room with a fully equipped catering kitchen, business conference center, a hospitality suite accommodating overnight guests, indoor bicycle storage, and individual storage areas.

The street level of the complex includes over 60,000 square feet of community friendly retail services including Walgreens, Verizon Wireless, Charter One Bank and Fitplex Health Club. The health club grants State Place owners free initiation and 15 percent off monthly dues, and contains a fitness center, aerobic studios, day spa, and salon services. The second and third levels contain private parking spaces for residents, as well as plenty of parking for their guests and retail users.

Assessments include the 24-hour door staff, 120-channel SBC satellite TV, high-speed Internet access, trash removal, water and use of the private outdoor pool, sundeck and gardens. Tower assessments also include heat and air conditioning.

“In addition to being conveniently situated near a growing array of entertainment choices, including fine dining restaurants, bistros and clubs, State Place residents enjoy
the convenience of an incomparable public transportation system,” said Sales Director Naomi Wilkinson. “It includes an underground connection between two CTA ‘L’ stations – the Red Line’s Roosevelt Road stop under State Street and the elevated Orange and Green Line stops at Roosevelt Road – that provide a direct link to Midway airport and other key destinations,” she explained.

Wilkinson stresses that in addition to its exceptional value State Place has enjoyed the advantage of its remarkable location. “We’re within walking distance or a short bus-ride of most of the central business district and government offices and just a short stroll to the popular Museum Campus, Millennium Park and Burnham Park Harbor,” she pointed out. “We’re also minutes from shopping on State Street and the Magnificent Mile of Michigan Avenue with fast and frequent public transportation. And this growing South Loop neighborhood can only benefit from the momentum of campus homes for students and residences for faculty being developed by three major educational institutions – DePaul, Roosevelt and Columbia universities.”
