MAGELLAN ADDS PENTHOUSE COLLECTION
TO AQUA AT LAKESHORE EAST

A collection of elegant penthouse residences has been blended into the top two floors of Aqua at Lakeshore East, floors 80 and 81, crowning Chicago’s most sumptuous new residential building with the most breathtaking views in the city.

Towering above Lake Michigan, the Chicago River, Millennium and Grant parks with cityscape views stretching to distant horizons, the grouping includes five duplex units and one-single level design. They range in size from 2,364 to 3,869 square feet of luxurious living space and are pre-construction priced from $1.9 million to $2.9 million.

Enhancing the remarkable views are distinctive, undulating terraces with unique, rippling three-dimensional designs up to 64 feet long with up to 675 square feet of usable space.

“In some instances you could have dinner for 12 on the terrace feasting on the breathtaking views along with the meal,” observed David Carlins, president of Magellan Development Group, the developer of Lakeshore East, widely regarded as a new village in the heart of the city. Each terrace will have two or more viewpoints.

Entrance to each penthouse – which will be the highest in the city --- will be on the 80th floor. All the duplex units will have interior elevators from the living area on the main floor to the bedroom level on the second floor.

Almost as breathtaking as the views are the resplendent interior finishes, ranging from crown molding throughout to dramatic fireplaces and generous closets with organizing systems.

Top-of-the-line kitchen finishes feature Snaidero or Fieldstone custom cabinetry, granite countertops and full granite backsplashes, Subzero refrigerator, Wolfe gas cooktop and double-oven, Hansgrohe fixtures, Miele dishwasher and imported stone flooring. Decadent marble baths with top-grade features include whirlpool tubs in master baths.

Designed by architect Jeanne Gang of Studio Gang Architects, Aqua is Chicago’s first high-rise specifically created to blend condominium residences, luxury rentals, deluxe hotel and retail spaces.

Architecture columnists have praised Gang’s design as “dazzling”---possibly “Chicago’s most sensuous skyscraper,” and “a new kind of skyscraper that heralds a new kind of Chicago architecture … Aqua is going to be one of the most striking buildings in the city.”

Its 264 condominium homes will rise from the 53rd to the 81st floor of the 82-story skyscraper.

Aqua condos will be a mix of studios, convertibles, and one-, two- and three-bedroom residences in an array of 26 floor plans. They range from 573 to 1,982 square feet of living space and are priced from $360,000.

Carlins note that “Our lowest condo floor on the 53rd floor is as high, or higher, than most penthouse floors in the city. In that sense, every condominium at Aqua will have a penthouse view.”

Residents will have access to more diverse amenities than any in Chicago or any major city, indoors and out.

A distinctive 80,000-square-foot outdoor deck will feature luxury gardens, gazebos, pools and cabañas, hot tubs, a walking trail, fire pit and grills. Indoors, 27,500-square-foot amenity floors will provide fitness facilities, indoor lap pool, a spa featuring hot tubs, sauna, steam and massage room, a private party suite with catering kitchen, coffee bar and lounge, media room, billiards and game area, business center, Internet café, library, skygarden and concierge services.

In addition to its luxurious condominium homes, Aqua will combine luxury rental residences on floors 19 through 52 with hotel rooms below with separate entrances and elevators. The building also will include more than 36,000 square feet of first and second floor retail that will connect to the underground pedway system.

Aqua is the seventh high-rise at Lakeshore East, projected to bring 4,950 new residences to downtown Chicago’s lakefront. Completed are The Lancaster, an award-winning 29-story condominium building, The Shoreham, an award-winning 46-story luxury apartment tower, and The Regatta, a 44-story condominium tower.

Sales are under way for the first cluster of 24 Parkhomes. The Chandler, a 35-story condominium tower, and The Tides, a 51-story luxury apartment tower, are under construction as is 340 on the Park, a 348-residence condominium property created in joint venture with LR Development Co.

Convenient services soon to be installed on the lobby level of The Shoreham include a Fifth Third Bank facility and a Caffe RoM Italian style coffee shop. Treasure Island Foods is scheduled to open for business in 2008.
